Developers / Sales teams / Pre-construction

Reels for pre-construction condo launches, in Spanish and English.

Send the approved renderings, fly-throughs and sales-gallery clips. Esteban edits them into vertical reels with Spanish and English versions for local and international buyers, and your team approves every claim and disclaimer.

Based in Fort Lauderdale, working across Miami-Dade and Broward. Remote editing: from $100 per video. On-location filming is a paid add-on scoped per project; the Local Presence package is from $800 per production day.

What a pre-construction reel has to get right.

A rendering is not the building

Animated renderings and finished-unit footage look alike in a vertical crop. The edit keeps on-screen labels such as "artist's rendering" wherever your counsel requires them, so a buyer never mistakes a visualisation for a completed residence.

Two languages, one cut

The Spanish and English versions share one picture edit, so the sales team is not managing two different stories. Captions, on-screen text and the call to action change per language, and your team signs off the final wording in both.

Built for the sales cycle

A launch needs different pieces at different stages: the first teaser, amenity reels, a sales-gallery walkthrough, construction updates. Planning them as a series keeps the feed consistent while the project moves from presale to groundbreaking.

How does a pre-construction launch turn into a reel series?Building the series from renderings, and preparing Spanish and English versions.

How many kinds of reels does a pre-construction launch need?

Usually four, released in order. The teaser uses the strongest exterior rendering and one line about the location, and it exists to make people ask for the brochure. Amenity reels take one feature at a time, the pool deck, the lobby, the gym, so each post has a single subject a viewer can remember. The sales-gallery walkthrough shows the finishes and the model unit, which is the closest a buyer gets to touching a product that does not exist yet. Construction updates come later and show that the project is moving.

Planning the four together means renderings are cut once and reused across the series instead of being re-edited every month, and it gives the sales team a calendar of what goes out and when. That calendar is what the Growth plan is built to hold.

What changes between the Spanish and English version of the same reel?

The picture usually stays the same and the words change. On-screen text is rewritten rather than translated word for word, because a phrase that sells in English can sound stiff in Spanish, and Spanish text runs longer, so titles are re-timed and resized to stay inside the safe area of a vertical frame. Units, currency and the call to action are checked for each audience, since an international buyer needs to know whom to contact and in which language.

If a sales agent speaks on camera, the clip can carry subtitles in the other language rather than a dub. Every version goes back to the developer for approval, and nothing about pricing, availability or completion dates appears unless the developer supplies the exact wording.

Before you send footage

Questions before a developer sends launch material.

What should a developer send for pre-construction reels?

The approved rendering files and animations at full resolution, any site or aerial footage you already own, sales-gallery and model-unit clips, the logo and brand guide, and the exact wording your legal team has cleared, including disclaimers. Add a short note naming the buyers each piece is for, local, domestic or international, so the Spanish and English versions are written for the right audience from the start.

Who approves the disclaimers and the English and Spanish copy?

The developer does. Esteban places disclaimers, rendering labels and sales claims exactly as your counsel or marketing team supplies them, and he does not write legal language. He works Spanish first, with intermediate English, so the English captions should be checked by someone on your side before publishing. That review is part of the plan, and it keeps every version consistent with the sales materials.

Can Esteban film the sales gallery or the model unit?

Yes, as a paid add-on scoped per project in Miami-Dade and Broward. The Local Presence package, from $800 per production day, covers pre-production, filming on site and the edit afterwards. If you only need existing renderings and footage edited, the Starter package is from $100 per video, and a written quote confirms the scope.
